To host a Tower Unite dedicated condo, install the dedicated server with SteamCMD (app_update 439660, anonymous login), create TowerServer.ini with your server title, max players, a Steam login token for app ID 394690 and a Tower login token from PixelTail's moderation site, then start TowerServer-Linux-Shipping (or TowerServerGUI.exe on Windows) with the condo map you want. Forward UDP 7777 to 7778 and TCP/UDP 27015 to 27050, and add your SteamID64 as AdminSteamID so you can moderate.
A dedicated condo is a condo that stays open without its owner in the game. Guests bring their own inventory, help build with the permissions you give them, and find the place exactly as it was left. Clubs, dance nights, roleplay groups and build crews use them as a permanent home.
What you need
| Item | Details |
|---|---|
| Server | Tower Unite Dedicated Server, Steam app 439660, Windows or Linux |
| Disk | At least 4 GB |
| Tokens | A Steam login token (app ID 394690) and a Tower login token. Both are required |
| Ports | UDP 7777 to 7778 (game), TCP/UDP 27015 to 27050 (Steam) |
| Config | TowerServer.ini |
| Memory | 4 GB for a small hangout, 8 GB for a busy decorated condo, 12 GB near 64 players |
Step 1: Install the server
Windows. PixelTail provides two batch files on the official guide: SetupTU.bat downloads SteamCMD and the server, UpdateTU.bat updates it. Put them in an empty folder, run SetupTU.bat, then open the towerunite folder and launch TowerServerGUI.exe. The launcher writes the config files for you and includes a condo importer.
Linux. There is no launcher, so it is all command line. PixelTail tests on Ubuntu and Debian:
mkdir -p ~/steamcmd && cd ~/steamcmd
curl -sqL "https://steamcdn-a.akamaihd.net/client/installer/steamcmd_linux.tar.gz" | tar zxvf -
./steamcmd.sh +force_install_dir ./towerunite/ +login anonymous +app_update 439660 validate +quit
cp towerunite/linux64/steamclient.so towerunite/Tower/Binaries/Linux/
The last line matters: the official guide calls copying steamclient.so into Tower/Binaries/Linux "very important", and the server will not talk to Steam without it.
Step 2: Get both login tokens
Tower Unite needs two tokens before your condo can appear on the condo list:
- Steam login token. Sign in at steamcommunity.com/dev/managegameservers, enter 394690 as the App ID (Tower Unite itself, not the server's 439660), add a memo and create it. It gives the server a fixed Steam identity.
- Tower login token. Sign in at moderation.towerunite.com/manage_game_servers.php and create a token. It pairs the condo with your account and connects it to PixelTail's condo list.
Treat both like passwords. Anyone with them can pose as your server, and abuse gets the tokens, and possibly your account, banned. If one leaks, use Regenerate on the same page.
Step 3: Write TowerServer.ini
On Linux the file lives at Tower/Saved/Config/LinuxServer/TowerServer.ini. Create it if it does not exist:
[/Script/TowerNetworking.DedicatedServerOptions]
ServerTitle=Neon Club | Fridays 9pm EST
MaxPlayers=32
SteamLoginToken=YOUR_STEAM_TOKEN
TowerLoginToken=YOUR_TOWER_TOKEN
[Administration]
AdminSteamID=76561198000000000
[DedicatedCondoOptions]
CondoAutoSave=True
CondoBackupsEnabled=True
#CondoFile=
| Setting | What it does |
|---|---|
ServerTitle |
Name on the condo list. Mature condos must include "18+" in the title |
MaxPlayers |
2 to 64, default 32 |
SteamLoginToken |
Required. Static Steam identity |
TowerLoginToken |
Required. Connects to the condo list |
AdminSteamID |
One line per admin, as SteamID64 |
CondoAutoSave |
Saves the condo after changes |
CondoBackupsEnabled |
Makes a backup every time the condo saves |
CondoFile |
Load a differently named .map file from the condo's folder |

Step 4: Open the ports
| Ports | Protocol | Purpose |
|---|---|---|
| 7777 to 7778 | UDP | Unreal game connection |
| 27015 to 27050 | TCP and UDP | Steam connection and queries |
Forward them on your router to the server and allow them in the firewall. The official guide's own debugging section says the same thing for "players unable to join": check the forwards and the firewall first. See how to port forward a game server.
Step 5: Start the condo
cd ~/steamcmd/towerunite
./Tower/Binaries/Linux/TowerServer-Linux-Shipping /Game/Maps/C_Condo -log -Port=7777 -QueryPort=27016 -nosteamclient
/Game/Maps/C_Condois the condo map (list below).-nosteamclientis required to run without a Steam client.-QueryPort=27016keeps the server off 27015 so you can still play Tower Unite on the same machine.- For several condos on one machine, give each its own
-Port,-QueryPortand-TowerServerINI=Other.ini.
Run it in tmux, screen or a systemd service so it keeps running after you log out. When Tower Unite updates, stop the server and run app_update 439660 validate again, or players on the new version cannot join.
Condo maps
| Map | Map name for the command line |
|---|---|
| Condo | /Game/Maps/C_Condo |
| House | /Game/Maps/C_House |
| Smooth Dirt | /Game/Maps/C_SmoothDirt |
| Suite | /Game/Maps/C_lobbyOne |
| Resort | /Game/Maps/C_Lobby1 |
| Smooth Autumn | /Game/Maps/C_SmoothAutumn |
| Underwater | /Game/Maps/C_Underwater |
| Highrise | /Game/Maps/C_Highrise |
| Art Studio | /Game/Maps/C_Studio |
| Theatre | /Game/Maps/C_Theatre |
| Courtyard | /Game/Maps/C_Courtyard |
| Ice Moon | /Game/Maps/C_IcePlanet |
Each map keeps its own condo data in Tower/Condos/<map>/<map>.map, so switching maps switches builds. Bringing your existing condo over is covered in how to move your Tower Unite condo to a dedicated server.

Step 6: Moderate it
Admins from TowerServer.ini have full control: kick, ban, edit save data and change the title. For everyone else, open the condo scoreboard, go to Settings, then Player Permissions, and toggle permissions per player. You can also give trusted people the Moderator Tag so guests see who is staff. Bans made in game, or added by hand as SteamID=<id>,0 lines under [Bans] in TowerBans.ini next to TowerServer.ini, keep troublemakers out. Joins, leaves, chat and permission changes are logged to Tower/TowerServer_Chat.txt.
One known limit: PixelTail notes that Workshop item collision does not work in dedicated condos yet. Put blocking volumes around Workshop items so guests do not walk through them.
The easy option
A GamezServers Tower Unite server installs the dedicated condo for you, and we make the Steam login token automatically, so the only token you bring is your own Tower login token, pasted into the panel. You pick the condo map, title and max players and turn auto save on in the panel, and TowerServer.ini, TowerBans.ini and your condo files are in the file manager. It stays open for your community at any hour, and a club can split the bill between up to 10 members. If your condo is missing from the list, see Tower Unite dedicated condo not showing on the condo list.
